RARE! This habitable barge built in 1928 by Chantier des Deux Saintes, measuring 39 meters in length by 5 meters in width, is located between Reims and Soissons in the Aisne (02).
The barge has the special feature of having the lockkeeper’s accommodation in the center, in its original oak state. Only 2 or 3 boats of this model remain. It therefore has 2 separate holds.
The entrance is through the forward hold, which is fitted out as a livable apartment: a 50 m² living room including a kitchen equipped with appliances (electric hob, fridge-freezer, washing machine, and dishwasher), and the lounge area. A wood stove (France Turbo) installed in 2011 heats the whole area.
An economical electric heating system (2004), which can also serve as an air conditioner, is also installed. Lighting is provided by round polished brass portholes and a skylight (to be replaced – leaks during storms). The forward peak is separated from the kitchen by a watertight door and fitted out as a pantry and wood storage.
A 10 m² cabin with a porthole (same model), heated either by the wood stove’s radiation or by the same reversible air conditioning system (see main room). A 10 m² bathroom with bathtub and shower (to be replaced) + a dressing room and a porthole.
Continuing on, the captain's cabin (work to be anticipated, especially insulation) (also with its own external exit), in original oak, with an original built-in bed (view outside), a central room that can serve as an office/library. Two rear windows. Possibility to install a wood stove.
Below the accommodation: an insulated and closed technical room, including a 150-liter electric water heater for hot water, a 1000-liter water tank, a tank for wastewater treatment. Possibility to install the washing machine, with water outflow and inflow planned. A black water treatment system remains to be installed.
An empty hold (approximately 50 m²) remains to be fitted out (insulation, electricity, creation of a shower room...). Many possibilities, polished brass round portholes installed, floors laid. Ideal for conversion into an additional bedroom or guest rooms or an independent apartment.
The barge also has a deckhouse including the pilothouse and the sailor’s apartment in its original state (work to be anticipated, especially insulation) with direct access from the hold to be fitted out.
A very accessible 40 m² wooden terrace is installed on the fitted-out apartment.

The community tenure is valid until August 6, 2024. The ten-year inspection will therefore need to be scheduled and will be the buyer’s responsibility.
The hull was doubled in 2004, starboard and port metal plates refurbished in 2014. To be planned: exterior painting, replacement of the slatted floor in the living room, replacement of the current bathroom shower, insulation of the central cabin, completion of the second hold’s fitting out, creation of another shower room, installation of a black water treatment system, renovation of the cabin boy’s cabin and the deckhouse.

The current COT is €2,621 (€218/month), and includes mooring fees as well as water and electricity (2023 rates).
This barge was acquired in 2009 and €80,000 of maintenance work has been carried out since.
